Selling your home is one of the biggest decisions you will make.  There is a lot to consider  and plan for. Naturally, this time can be confusing, filled with industry jargon  and perspectives.  It is our belief that you should never feel ‘out-of-the-loop.’ Selling your home is a collaborative process and one in which should feel comfortable every step of the way. Your relationship with your Realtor  should instill in you a confidence to ask questions ,knowing that they have your best interests at heart.

STEP 1 – NO OBLIGATION HOME CONSULTATION- 1ST MEETING

Upon meeting for the first time, we will tour your home to gain thorough understanding of the property and set reasonable expectations for the sale. We will discuss current market conditions and address any needed repairs or cosmetic updates to ensure optimum selling price. This is also the perfect time to ask any questions you may have regarding your property or the process of selling your home.

STEP 2- COMPARATIVE MARKET ANALYSIS (CMA)– 2ND MEETING

Determining the right price is the most important part of achieving the highest return in the least amount of time.

Share market analysis: The CMA will show comparable sold properties, comparable properties that are under contract but not yet closed (pending), and properties that are currently competing with yours. As well as current market conditions including months of inventory, we will assess absorption rate and optimum selling cycles. We will collaborate on where to strategically position the home price-wise, to attract the most buyers in a time period that meets your needs.

We don’t control location, competition or timing. We do control condition, terms and price.

STEP 3 – PREPARING YOUR HOME FOR SALE OR GETTING YOUR HOME MARKET READY

Here we will discuss my ‘Get Ready To Sell” checklist as an outline of ideas and tips to prepare your home for sale. The goal here is to outshine the competition. This should include no signs of deferred maintenance, a spotlessly cleaned and meticulously maintained home, both inside and out.

STEP 4 - ESTABLISH A LIST DATE, SIGN PAPERWORK AND DISCUSS STRATEGIC MARKETING PLAN:

Discuss your needs and the ideal timing for the sale. We will Meet with you personally to complete any paperwork.

Now is the perfect time to establish a Marketing plan- Attracting the right buyer and marketing your home where the right buyers will find it.

Each of our plans is customized, an individualized plan specific to the price range and uniqueness of your home.

We will Discuss web presence, including Remax.com (receives on average six million monthly visits) and syndicate the listing to all relevant real estate sites. We also utilize high end print materials including flyers, brochures and postcards and other various advertising and print mediums including networking with other top agents.

STEP 5 – PROFESSIONALLY STAGE YOUR HOME

Only the top tier of agents stage all of their listings. We believe that every home deserves proper staging regardless of price. Here we will...

provide an initial staging consultation and then a day of staging just prior to taking pictures.

This includes direction on clearing out extra furniture to make rooms look larger and provide better flow, minimizing clutter.

If home is vacant or has minimal furnishings, the stager may recommend renting furniture to enhance the look and feeling of your home as well as bringing in tasteful décor and accessories as needed.

With the exception of any personalized shopping, the Stagers time is paid by us!

STEP 6 - PROFESSIONAL PHOTOGRAPHY AND PROPERTY NOTES

The Old adage states that “A picture is worth a thousand words”

Now is the time to make the best first impression. A Buyer’s first view of your home is on the web, so professional staging and professional photography is critical. This generates a lot more interest by agents and buyers. Here is where we make your home stand out from the crowd.

Leslie will have already been at your home and will have her own notes and pictures, however, it is important for the entire team to see your home. Leslie’s assistants will visit the home while the photos are being taken and take additional notes. It’s always great to have another perspective.

STEP 7– SIGN INSTALLATION, KEY BOX AND FLYER DELIVERY

We will place a RE/MAX sign in the yard- RE/MAX is the leader in the US with more than double the sales volume of its closest competitor. For over 50 years, RE/MAX has been synonymous with quality.

Key box access is critical to provide optimum exposure.

Professional, full color flyers and brochures will be placed inside and out.

STEP 8– INITIATE MARKETING PLAN

Its time to start marketing your home. (See step 5)

STEP 10- NEGOTIATING OFFERS

Well respected by her peers, Leslie usually goes into a negotiation a step ahead. Working with the right agents is key to ensuring a smooth and speedy transaction. Leslie’s firm but genial approach allows her to speak with candor, ensuring the highest value of the home is seen by both buyer and agent.

Leslie’s thorough assessment of the market and subject property allows her to negotiate with confidence, knowing the proper price point for your home.

During this negotiation we will ‘qualify’ the buyer. We will be in direct contact with the buyer’s financial institution to ensure suitability.

We will explain the contract carefully to you as sellers & suggest best ways to strategically respond to the offer.

STEP 11- THE PATH TO CLOSING

Once we are at mutual agreement, we will provide you with a detailed Purchase and Sale Timeline that identifies the contingencies within your contract. We will track these contingencies and ensure contract deadlines are met.

We will continue to provide you with timely updates, coordinating all of the details with the closing service providers.

We will work with the escrow company to ensure all documents are complete and in order.

We will Review your settlement statement (HUD statement) prior to signing.

We will help facilitate a timely close and ensure that you are informed every step of the way.
